pitched roof over bay window

Options
At the moment we have a flat roof over our front bay window and porch but it sometimes leaks so we want to have a pitcthed tiled roof erected. Can anyone give me an idea of how much thay might cost please, maybe theres a builder out there or someone else has had it done in the past. Thanks

    I wondered if a pitched roof would require plannig permission?

    most of the houses in our area have pitched their rooves but can't say I saw any planning put forward.
  • i hate the flat roof over our bay window, the lead flashing looks rubbish and drainage is a real problem. Is cost the only reason why flat roofs are installed?

    hopefully a builder/roofer on here can shed some light for us
  • Hi there i also would like to find out the rough cost of replacing the flat roof with a mono pitch. My problem is both neighbours have had their lead stolen and i dont want to be the next victim!! Our street has both flat and pitched bay fronted windows so planning shouldnt be a problem.

  • One option may be to replace the flat roof material with EPDM rubber roofing material as that is supposed to have a much longer lifespan and less likely to leak.

    flat roofs are much cheaper to install. if regulary maintained they are as good as a pitched roof.
    a flat roof may need attention every 5/10 yrs. a pitched roof should last 50 yrs easy.

    costs wise they probably balance out.
    Get some gorm.
