Starfish chimp, I have replied to many, many questions by tenants to help them. My replies are based on the situation, not who's asking.
In any case, pointing out the laws and regulations is not pro or anti tenant: it is just laying down the facts so that the person, whether a tenant or landlord, can have a better understanding of her situation and thus of potential solutions.
I note that you keep insulting me and calling me 'ignorant' although you haven't brought any information to this thread while I am one of the few people who actually have.
Now that must tell more about you that it does about me.
When I think someone is acting like a tw*t I do say it. That's what one can expect when posting on a public internet forum instead of on a cuddly support group.
For the last time, I am very to accept any argument as long as it is solidly backed up. Despite many requests no-one has bothered posting any and many commenters seem to prefer ignoring everything to dish out insults.0 -

Note that, legally, you have to give 24 hours notice. Not less, and interestingly not more... it's not "at least 24 hours"... it's exactly 24 hours.... Now, if we want to be pedantic, maybe we should all insist on stopwatches at dawn...
I do admit to being a LL with absolutely no legal knowledge worth knowing at all, but I just rely on a friendly solicitor to explain it all to me in words of two syllabubs or less.0 -

This 'landlord and tenant act' you quote is NOT THE UP TO DATE ONE!!!
And even if IS still the same in the up-to-date one, that the landlord can give 24 hours notice blah blah blah; the fact still remains that the landlord can NOT come in unless the tenant gives permission. UNLESS IT IS AN EMERGENCY.
So this link and the info on it, is no more valid than the ones that other posters have put disputing landlords being able to enter whenever they like. Try again. :rotfl: And I suggest your friendly solicitor 'friend' brushes up on his knowledge too.
What I have noticed though, is that the ones who DO think that a landlord can enter at will, are bloody rude and obnoxious and incredibly insulting towards anyone who does not agree with them, by suggesting they are badly educated and thick!
I think that quoting out of date legislations and spitting out venomous insults at people who do not deserve it, shows up the people for what they are; nasty and obnoxious, and they should probably look in the mirror if they want to see someone badly educated and thick!
Like it or not; you can NOT enter a property without permission, unless it's a dire emergency.
But it's no good trying to debate or reason with such pig-headed obnoxious individuals. You will continue to try to come up with whatever crappy link you can to prove you're 'right,' even if it is from an out-of-date legislation. And like I said; even if the paragraph on the OLD legislation is still valid on the newer one; it doesn't change the fact that the landlord cannot enter the property if the tenant says NO!
I notice it's virtually all landlords that are being so obnoxious and vile. Is this a requirement for the job is it? No wonder so many people are so unhappy in private let.
I am done on this thread. Can't be arsed to argue with unpleasant and obnoxious individuals who will NOT admit there is a chance they may NOT be right about everything, and insist on mocking and berating ANYONE who dares to think differently.(•_•)

The law has been clearly quoted several times by jjlandlord, thesaint, benjus etc. At no point have they suggested they actually intend to enforce their rights to access in an over-bearing manner* or that they do this as a matter of course - sadly those illogically arguing against the stated law have resorted to name-calling and character assassination.
Time to stop feeding the trolls.

You seem to have a general problem with LLs, even with those who seem to know what they are talking about, and give links to the relevant legislation.
I lived abroad for a number of years and returned last year. As I had a simple 3 bed ex-council terrace house I put it in the hands of a local housing association. Never again, because the tenant I had was a complete inadequate and it wasn't just the housing association trying to gain access but the gas, electric, social services... But the HA didn't try very hard - somebody didn't answer the door -, so an overflow going for 5 months, an abandoned garden, no bills paid, a condemned gas hob when I finally gained possession again (fair wear and tear said the HA, my !!!!). Carpets AND laminate disappeared (or ruined), greenhouse vanished (!) etc, etc, and I can asssure you, etc..
So if I ever I rent out again it won't be via an HA. My neighbour's family asked about renting for their grandson who is on HB, but I already had a contract with the HA which is a pity as I trust the family, however rough they might seem. If I do rent out I'll be very wary of any tenant who takes advice from you, or takes your attitude...0
