Landlord's insurance

Hi
Can anyone recommend an insurance company for landlord's insurance please?

My OH and I rent out a property to a single tennant and we manage the service ourselves - no letting agent involved. We made sure we got the mortgage co's letter of approval to let the property. Now I need to sort out insurance - I am presuming the tenant is responsible for their own contents insurance but we should have buildings insurance in place (plus some cover for fridge/washing machine).

I'm just wondering if we need to go specifically for landlord's insurance or just 'building insurance'.

Any advice appreciated.

    You need a good landlord policy.

    A lot of building insurers (the Pru for one) do not insure BTLs.

    I use Alan Boswell Insurance Brokers.

    They used to be the preferred broker for th Guild of Residential Landlords in the South West, until they got dumped. I am paying around £1.20 odd per £1k insured IIRC.

    Th sum insured must be the total rebuild cost of the property, not its market value, but you may already know that.
