new build purchase -searches ?

I am buying a new build house on a development of around 60 houses which many are already occupied. I do not require a mortgage as this purchase is cash/px with my current property.

Would you recommend the regular searches be carried out that a lender would insist on or would a "no search indemnity policy" be enough. This has been suggested in my case by my solicior

    I would get searches done for a new build. You need to know what else is happening around the development.

    searches will not always tell you everything about what is happening around the development
    i would have gone with the solicitors advice, unless it was a particularly small development, or you are literally the first person to buy.
    what would you expect to come up on your searches that didn't come up and halt the other sales?
