Renting with boyfriend who has IVA

Hi,

In October I'm moving away to do a postgrad course at university, and my boyfriend of 3 years is hoping to move down with me. The problem is that he has £26k of debts and has been paying into an IVA since April.

My question is: would it be possible for me to rent somewhere in my name, with my parents as guarantors, but have him live there? I understand that if we had a joint tenancy, we'd form a financial link for credit purposes, which is something we want to avoid. I have enough savings to pay my half of the rent for the full year (or the entire rent for 6 months!). My parents earn £25k each, and have guarantored a property for me before during my undergrad degree.

Would letting agents allow him to live there without his name being on the tenancy agreement? If not, what about private landlords?

I hope someone can offer some advice as I'm quite worried about this and not sure how to go about things for the best!

    You could ask the LA to have him listed as a resident of the property on file but not as a joint name on the tenancy agreement. This way he is not credit checked and thus no association to him is made on your credit record.

    There are some legal considerations in this though. If the worst should happen (and I hope it dosn't) and you split up then you or your guarantors are responsable for the rent, he would not be. He would also have no right to abode at the property if you was to ever kick him out.

    Check with a few LA as some will do this others will not.
