Official date of taking off market.

Our estate agent has a clause that stipulates that they can claim fees for anybody that they had previously introduced who later buys the house within six months of us ending contract.
After six months of not getting a single offer, we ended our contract. We were then asked to give a second viewing to a customer who then gave us a good offer which was accepted. They then pulled out six weeks later.
Does our six month period start, after we ended our contract and took the house off the market?
Does it end when the customer pulled out?
Are we entitled to see a list of the 50 people who have been shown round the house?
If we re-list the house under a new estate agent, we would not like to be stung for two fees.

    Why can't you talk to the agent and agree on a specific date between you?

    I would define taking it off the market as the day when the last of their public adverts for the property disappears, whether that's in print, on a sale board, on the internut, whatever, but some folks would define the contract as still being in force as long as you're accepting viewings.....

    Talk to the agent and agree a date in writing, and get a list of names for whom the EA would say they were entitled to a fee on the basis of having introduced them. You don't need contact details, just a name, initials and a date that they viewed.
