As suggested, you needtoclarify whether you intend
1) to sublet a room (or 2) to lodgers, or
2) to sublet the entire property to sub-tenant(s)
There is a huge difference
Most tenant agreements will have a clause prohibiting sub-letting.0 -

Well from whats been said I guess its some where in the middle.
The plan would be to to rent the property say a 3 bed room. but I would not be living there. but of course the greement would be in my name.
rent out each room to a lodger as a shared house.
aim being to make some extra cash weather or not thre would be extra cash to make i dont know, it was just an idea that poppeted into my head.
I just wondered if there were people that tent to do this sort of thing. I know people that own homes do this as for renented i dont.0 -

If you wouldn't be living there, I don't think the people to whom you would renting rooms would be classed as lodgers.0 -

No Landlord in his right mind would agree to this.
Of course, you might find a landlord not in his right mind, but the odds don't look good to me. And that would bring its own risks....Retired in 2015.

As per the above posters, no Landlord in their right mind would agree to this. Renting out, say 3 rooms separately in a house might also classify the property as a HMO (house in multiple occupation) and you would have extra legal responsibilities such as ensuring that proper fire safety measures are in place – there should be smoke detectors in every bedroom and in communal areas, and the kitchen must have a heat detector. Annual gas safety checks are carried out, electrics are checked every 5 years, the property is not overcrowded, there are adequate cooking and washing facilities. Communal areas and shared facilities are clean and in good repair and that there are enough rubbish bins for everyone living in the house, etc.0

If it is a council/ social housing property, you could find yourself homeless if they find out that you are not living there.0
