Just realised, that maybe I missed one very important moment - it isn't signed, but there are plenty of cars parked all the time :)

afonja, the way I read it you are most annoyed by this man's attitude, and the way he spoke to you. This may be the first time you parked there but it could be an ongoing problem for this man, especially if as you say its near a football ground. This may explain why he was annoyed and threatening.

I always think its best and normally achieves more if you ask politely if you want someone to do something or refrain from doing something.

However whatever way you look at it if this person owns the land, or has control of it then he can ask you to get off and stay off, and unfortunately you have no control how he does it.

As redx says being asked in whatever way is better then damage to your car!

You can log onto Land Registry on line services. Input the details of the offices across the road from you. You will need the number and the postcode which if you don't know try the royal mail postcodes site.

It will cost you six pounds for a downloadable copy of the title and the plan. The plan will give you the outline to show whether the car park is owned by the offices you refer to.

As already mentioned I too suspect the individual is having difficulty parking on their own land every time there is a football match and unfortunately you got the brunt of it because he was able to identify you as the owner.

I would check it out for the future and identify who does own it. If it does not belong to the offices you can ask the council and Land Registry. Land Registry will require a map showing the area you are enquiring about. I would you a copy of the office's plan already checked with the relevant part marked out so Land Registry can establish who owns it and let you know. There are some parcels of land that are privately owned but still not registered. If you phone them beforehand they will let you know the cost. The council planning offices might also be able to help you out if it belongs to them.

Personally unless this issue is going to be a recurring one for you, I would do this for future info but not because the guy was rude and upset you. Who knows why he behaved the way he did, certainly whatever it was it wasn't a nice experience to take it out on you and spoil your day too.

If the parking belongs to the offices across the road, I might also be tempted to cross the road and speak to the MD for the company or if it's more than one office the manager of the building. As most matches take place on a weekend or in the evening perhaps they wouldn't be so inconvenienced if because of match, they let you use a space if none others were available on the road for that couple of hours as a favour to a neighbour.

If you don't ask you don't get. As Redx says I would also be worried about retaliation from some bad tempered individual who clearly gets upset with 'unofficial parking'. So if you get agreement to park from someone just leave a note on you window with the name and telephone of the person who allowed it when you park next.

    Hope this helps.
