Zenith flat roof quote

Had 'Zenith' cold call at the door asking about the windows. Agreed to have a quote for the garage roof. The roof (big at 4.2x8m) itself is new but clearly very very cheap and though, when we looked around the house in summer looked perfectly fine, is catastrophically leaky.

Anyway, I'm aware of the (in my opinion) pushy sales tactics of the Zenith guys and checked out what to expect on the internet. It went according to the script with loads of junk then came their "valid for 2 years" quote. I was expecting something awfully high but it was a joke at £7600! (£240 psm) He cut this down to £4500 in a 'right now' offer which we flat out refused. (£140 psm)

The product itself looks quite good, rubber EPDM sheeting, but my back-of-the-envelope calculations gave me about £900 as a material cost for a steel roof. (Never done roofing, but with a few friends down and some beers [afterwards] I could save a lot)

So that's all fine, it was too much, however - got a call today saying they had some commercial jobs nearby and they could do it through the commercial side at cost (advantage for them is all procurement stuff).

Question: I'm wondering how much I should be paying for a decent flat garage roof, and whether this 'commercial, at cost' is just a fib/sales technique.

    Had my garage roof done with fibre glass which is fairly big garage and it costs is 1.3k including new the whole roof and plastic edging and guttering. I got it cheaper but same roofer quoted MIL for similar roof 1.8k for same. I been told materials are quite expensive for fibre glass. I got one quote around £2.5k and another 1.8k

    EPDM will be cheaper too but similar labour, materials will be cheaper I have another garage and bay that is done with EPDM

    I had whole roof done with osb3 as well thats the board that hold fibre glass and beams sprayed for woodworm took 4 days work in all with 2 people, it rained a bit one day

    I forgot that quote was cheaper than it should be he miss priced it should be around 1.6k

    Trade guy came around, measured up and gave us a quote of...

    £12000. He couldn't work out how the other guy had come to the price of £7600 with the measurements he'd taken. It was brought down to £3600 with trade discount. Strangely enough, higher than our origional quote - though cheaper over 10 years with a slightly better finance deal. Would only cost us 8k for a bit of rubber and some plywood. *rolleyes*

    I guess I'll be getting a local roofer to give us a quote or thinking about DIY

    As an ex-employee of Zenith, I would advise you to steer well clear.

    It does all seem so dodgy for such a large national company :S

    Got a letter bringing it down to £3300 but they've not done much to instil confidence.

    Not sure if this helps you, as the roof we had done was a lot smaller (roughly 3x4m), but we had our garage done in Rubberbond Fleeceback EPDM for about £800 (had another quote of £900). It was straightforward in that the roll was 3m wide, so the roof could be done without any joins, but at the same time, the roof is slightly L-Shaped (included porch next to garage) so the edges were more tricky.
