quote for replacement conventional boiler for combi

Hello,
I live in a top floor (3rd floor) conversion. The property is quite old. I currently have a very old conventional boiler and cylinder with tank etc in loft. They have been in the property for a number of years .
I am looking to update the property across all areas (electrics, plastering etc etc) including boiler and system. I am looking at a combi boiler if this is possible to install in this type of property.
What would be the approximate costs of such work – I have had a quote of just over 5K – i can provide breakdown of costs.
i’m not sure what i should consider to be reasonable.
The property is 2 bedrooms, all on one level with 6 radiators, 2 of which will be removed. The others remaining will be replaced with thermostatic valves.
The current system is gravity fed – my cooker hob is gas fed, oven is electric and shower is fed from the water system. In order to accommodate a combi (i believe they require more gas feed than a conventional??) I will replace oven as all electric and also electric shower. Mains are outside at ground level and piping comes up to my level but not sure how thick the pipes are by the time they reach me on level 3 – could there be an extra cost for this piping if it needs to be widened or replaced to accommodate gas feed to a combi boiler?
Any ideas of approx cost would be most appreciated.

    Hi there, this is my quote for a Worcester-Bosch Greenstar* 25 is Compact combination condensing boiler. Price is £5, 115 plus VAT.

    My discounted price is £4, 765 plus VAT – and this is all exlcluding the extras like scaffold and flushing etc.

    Any thoughts on whether this is about right would be welcome.

    My property is a top floor (3rd floor), 2 bedroom flat with 6 radiators – 2 of which will be removed. So in effect this will be for 4 radiators only. It is a small property.

    Locate new boiler on the wall, as high as possible above the existing appliance
    Condense to be pumped to the loft, out through the roof, and connect to the soil stack
    Carry out a full system power cleanse using a KAMCO CF90 Clearflow pump (NB not a power 'flush')
    Notify new appliances (as required) with the Gas Safe Register and the relevant Local Authority

    Parts, materials & heating controls:
    System cleansers and inhibitors
    Electrolytic scale reducer
    Vertical flue kit + elbows, brackets and extensions
    Flashing kit
    Integral filling loop
    DT10RF wireless programmable room thermostat
    3 amp fused spur + box
    Junction box 6 way
    Condensate trace heater kit
    Condense pump
    Freezer kit
    All other required materials

    Manufacturer warranty 7 year free extended warranty covering parts and labour for all boiler breakdowns or malfunctions

    Price £5,115 + VAT

  • This seems a bit high to me, I got a british gas quote for upgrading to a worcestor combi with poweflush and it's just under £4000. I suspect running your condensate up to the roof is adding to the cost in your quote. I'd recommend getting at least three quotes, the other estimators might also come up with better ideas about how to route the flue and condensate.

    Horrendous:eek: Quotes from recommended independents, compare like for like. Boiler spec is poor. V. low flow rate and not WB's best product. Assume mains water flow and pressure have been measured?

    Thank you DIY and Spartacus – I agree - think this quote is quite a lot.
    People tend to say that BG quote quite high but this isn’t even BG – thank you – I will ask some independents for some quotes and also get a quite from BG.
    The engineer who gave this quote said the piping could be a risk but he would have no means of knowing until the work was complete and then they would try the system which at this point if it didn’t work they would need to add extra costs for scaffold to do piping etc. I would expect by this point if I paid out 5k I would not be happy to have to pay out additional costs for the scaffold and piping but I would have no choice as everything would be fitted and if it didn’t work I would have to pay out more.
    Would either of you recommend either locating the piping in my kitchen from my current boiler and seek what size it is – I believe from what I can see in my boiler cupboard the gas pipe is 22mm but whether this is greater on the pipes below the floor and out through the building I do not know.
    I do know that the starting pipe at the mains at ground level is very thick –but whether or not this decreases with height I do not know. I also know that the other properties in the building do have combis.
    Out of interest, what boiler would you suggest for a combi in this size property and would it be a Worcester Bosch? how about the Valaint boilers or Glow worm or any others?,...any ideas, any recommendations.......

    ...also this as the quote without adding cost of potential paperwork nor the cost of removing and disposing the asbestos flue........
    Incidentally how much would be approximate price of additional pipework to top floor – 3rd level?...any ideas of approximate costs.....I guess scaffold would be required too......
    The engineers did say that if scaffold was required they have a sub contractor that although are expensive, they are very good....so i guess we would also be looking at a higher cost for this too.......

Regarding the piping, again I would get some more quotes in, I was surprised by the different stories about what could and couldn't be done that I got from different plumbers. It's a tedious process getting different quotes, but for a big expense like a boiler I think it's worth it.

    The quote I got from BG was not much higher than from a local plumber, and included some more add-ons, and was fixed (so nothing more to pay no matter what problems they find apparantly). So I'm thinking of going with BG at the moment.

    OP: what make and model boiler is being replaced? Did you ask for a combi quote or was it recommended to you? Your location in the UK will impact on price.

    We install Vaillant and Glow-worm products. Mixed reviews on WB from RGIs.

    How many quotes have you had and have any of them been from RGIs recommended to you? Perhaps you could post up the details of specification/quotes for guidance.

    thank you - i am in the process of getting some other quotes.
    we had a quote from big company early in week and this was also closer to 5k!!!! and again scaffold seemed to be a big add on....and the installation/conversion fee was very high.....and this was for a worcester bosch combi installation - current system is old, conventional boiler potterton kinffisher so this needs to go (even though it hasnt actually broken down!!!) - a combi would free up much needed space in out kitchen and loft area......i will get some quotes from rgi installers as i think this may save some money as these big companies must be charging high amounts for a reason!!!....out but combi is better than what we currently have ....i live in surrey (so maybe they add on some fee because of location!!!)....i asked for combi quotes as this is what would seem to be best for my lifestyle needs - i also live in a flat, good size.......i shall keep you all informed.......thank you all for your help and ideas - very much appreciated.....
