Indemnity insurance - one policy covers all?

Selling my 1869 house after 19 years' occupation - buyers' solicitor is asking for indemnity insurance on three separate points. Does this require three separate policies @ £200 each?
Just to clarify, the points are
1. no apparent entitlement for foul drainage pipes which run across neighbour's garden, nor for the sewer to join the neaby sewerage works
2. unable to define precise boundary as original deeds on a very small scale (although nobody has ever disputed the boundaries) but solr. is suggesting I may be trying to sell 3 sq. metres of land which I don't really own.
3.unable to define precisely where public road/grass verge ends and entrance to property begins, so unable to prove right of access (although there is no dispute). As before, scale of original deeds makes it difficult - the red pencil line when scaled up is itself 2 metres wide!

If I have to indemnify, how can I do it economically?
