    Thanks for the suggestions. I will definitely ask about structural issues and whether the extension was passed by building regs.

    I would certainly ask permission before taking any pictures.. Are you just buying for yourself? if not you could say 'oh that's not shown on the agents,, could I take a quick pic just to show to other half' (assuming not stood next to you at the time)..

    would ask about the extension \ wiring \ boiler & heating 'age'..check double glazing for any sign of blown units & when installed for checking registration - although any glazing installed with extension would be covered under that work..

    Also ask whether the boiler is regularly serviced, indicates the owner is more likely to have spent on the upkeep of the property.


    Don't take photos without permission, paying X amount for anything does not give you the right to act like an ignorant oik.


    I would also avoid interrogating the vendors if you think they the are "acting dumb" if they give an answer you have not sure on. The solicitor is there to ask it on your behalf when the usual paperwork is sent for the buyer to complete or / and advise you want X area looked at particularly by the surveyor.

    I wouldn't take photo's without permission (unless we were viewing alone).

    I would ask a general question about what their situation is. ie have they had an offer accepted on a house, are they moving into rented.... are they even looking to buy a new property. An idea on the upward chain might be useful if you decide this is the property for you and you want to put in an offer.

    Another one here who thinks it's pointless asking about trouble with neighbours as only a fool would admit to this. If neighbours are good, most vendor's will be only too happy to give you this information without being asked.

    I've always done my own viewings whenever I've sold & I think two key questions are how long a vendor has lived there & why are they moving. If they haven't owned the property long, say under 2yrs, then I'd be wondering why they were moving so soon after buying.

    I'm not a car owner, but know many people are concerned about parking.

    Asking about the age & regular maintenance of the boiler is good. As is what their average heating bills are like.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    Thanks Cattie. I have done a fair amount of research on the house and the current owners have lived in the property since it was new 15 years ago.

    I will definitely ask about the upward chain - hopefully, they won't mind me asking this as we will have no chain below us due to renting our current house out following completion on a new house.

    Yes should definitely ask permission, as i did, before i took pictures. I was viewing alone and wanted friends and my parents input. Ideally i would take someone with but it is nice to have the photos to be able to make a decision after the initial euphoria of viewing a property you like has waned.

    If not already mentioned, ask for the age of the boiler. If it is not known get a make and model and research afterwards. Regular maintenace is more important though. A newer boiler will usually be more efficient.

    yes defo find out about the boiler and how often they have it serviced.

    if there is a loft conversion ask if it has building regs

    I would concentrate on the house initially. you can always sort out your social life later!
