    It's what we did. Borrowed to the limit on my income when my new wife had a terrible credit history. Slowly things have dropped off her credit file which we watch like a hawk, and we are about to apply for a joint bank account. Nowadays she earns a lot more than me, the mortgage is no big deal, and people seem desperate to lend her money she does not need.
    Been away for a while.

    When you get the third version of your credit file, you can run through all the "what ifs" with your chosen broker.

    You'll then have a clear idea of your options and their likely timescales.

  • Update:

    It's looking positive that I will be able to obtain the mortgage we require on my own, hence will not require my partner so I have decided to split with her. Only joking!

    That's going to cause serious problems with the lender. If she was party to the purchase/mortgage, the gift to her from her father would be fine. His gift to you, isn't.

    Suggest you speak to broker and solicitor about this for guidance.
