We are due to move at the end of the month. After recent storms we lost the guttering on the loft dormer, I had this replaced today. I have also just noticed in the front bedroom the parallel window above the main window has started to condensate up[double glazed]. Its only a small amount but dont know whether I should address this. My wife agreed that we should do the guttering but leave the window.I just feel a bit guilty, would you repair or leave.

I would leave it. No buyer can expect a perfect house, but are you going to go round snagging every little thing?

Surely the decent, British way would be to inform the purchaser?? For all you know they were planning on replacing your hideous old DG units anyway...
What you you want/expect if your vendor in the place you are moving into hid material information from you so as to gain an advantage??Yes, thought you would/.....

It's worth getting some jobs done before selling as too many will make some buyers feel they'll need to spend cash they don't have in the first year of ownership. Definitely do the jobs that affect the look of the property, look expensive but aren't, could make buyers think there's a more serious problem like damp, or could lead to damage like guttering. However I wouldn't do everything as buyers aren't buying a new build, there will always be maintenance jobs. Also you must prioritise your funds as you might spend on things that make no difference to buyers or that they are going to rip out/replace anyway.
Don't feel guilty as you aren't hiding something, like painting over a damp problem instead of fixing the source, you are just being selective over maintenance jobs.Don't listen to me, I'm no expert!0
