We have sold our house and want to leaflet certain roads asking if they want to sell. Has anyone got an example letters?

Dear home-owner,
You must be very worried about the cost of the many repairs your once-pleasant property is so obviously needing. But is it worth it when the your street is in sharp decline with so many renters moving in and street crime on the rise?
Never the less, I am prepared to make a cash offer of £xxx(*) to let you get out while you can. My generous offer is open for 7 days and no negotiation will be entered into.

I recieved one of these last week. Pretty standard just put your full contact details (not some dodgy email etc) and it will be more credible.0

I get these letters from individuals and estate agents all the time. I sold a previous house when I was approached privately. I would put an email address on as well as a phone number- and make it clear that you are private and not an agent- the agents here have a new tactic of just doing hand types notes alongside the glossy flyers and you assume it is private so no fees until you read it closely- they have recently door stepped me as well which was very annoying.
Also be clear what you want- for example my house is a house- next door is split into 3 flats- but you wouldnt really know from the road. No point leafleting a property that you would have no intention of buying- zoopla will have rough details of property type and also when last sold which will give a price indication- no point approaching a house you couldnt afford.
If a house is empty it may be a death/in a home- ask the neighbours who the solicitors are or for an address for the family or send a letter in the post- as there will be a postal redirection but they wont get hand posted notes.
