  • I'd like to reiterate that the kitchen is kind of dated and somewhat bland. And whilst the sales are on the prices are good. It's also not the biggest of kitchens so I feel the cost would be warranted.

    The bathroom on second thought i've decided to leave, but install a new shower.

    I'm going to call some estate agents tomorrow to see what the current market is like around my area?

    Which specific questions should I ask to get the best information?

    Can you refresh? Ie paint the doors white and or use tile paint?

    New handles (often free) can jazz up an outdated kitchen.

    Use stainless steel splash backs / plates (clean with baby oil)

    Add some lighting (even stick on spots) and a darn good clean makes the world of difference.

    Yeah this is all a possibility, and one i'm considering. I'm going to call 3 estate agents now to find out what the market is like in my area.

    OP, take some pics and post here for refreshingly honest feedback on your house prior to putting on the market.

    The problem with any 'cheap'n'cheerful' new kitchen is that buyers will think you've added that to the price so they are paying twice by the time they've replaced. You may do better to just replace the doors on the carcases or put on modern handles.

    With animals in the house, a professional deep-clean is mandatory as it'll reek of widdle. Look in Yell for companies that do end-of-tenancy cleans - should be under £250.

    No way would I replace the kitchen. A kitchen is a very personal thing and everyone's ideas are different.

    I would much prefer to buy a house with an older (but still usable) kitchen, and then fit it how I wanted and in the style/colour I wanted.

    You will not get your money back on a new kitchen.

    If the bathroom is decent, I would leave it too, but if it is dire, then replace it. Be sure to take advice on fittings and layout first.

    Price the house to reflect the work that needs to be done, and make sure you say this.
  • Well I definitely intend to replace the floor, and maybe just the unit doors. Is there an option just for that?

    But quite honestly, I would not bother.

    Nothing nicer than planning a new kitchen the way you want it, but if the existing kitchen is newish, then more difficult to justify.
  • In all honesty I thought a new kitchen would be a no brainer but it appears to be the opposite. I'll put some pictures up and let you guys pick for yourself. It could just require a deep clean.
