Being in the first phase will have it's pro's and con's!
On the development that I am on they were selling 3 beds at 215k on phase 1 (2010) and now on phase 4 (2014) the same houses are 245k. Although some roads on phase 1 are only at an adoptable standard now. I would ask where the future phases are, we are lucky that they have finished construction in our area now and are building in a different direction!
Phase 1 are only just getting fibre broadband now, whereas it was available to us straight away as there was enough houses to make it commercially viable. (Our development only gets 0.5mb from ADSL broadband so fibre is the real only option)
The local facilities are only just starting to be built here now. They definitely will not be ready in phase 1.0 -
We have just part exchanged with persimmon. Ours is due to be completed end Feb. We were very happy with the price they gave for ours 117000 they currently have ours on the market for 119950! We also managed to get free flooring and turf and 3000 off the new build price (we did ask for 5000). All In all they have been very fair. I'd definitely have a go negotiating we didn't think they would.
At what stage did you start negotiations? Before or after the PX valuation?

Thanks all, as it's off plan and still in the 1st phase should we wait until end of financial year - does anyone know the date incidentally?
End of year for them is end of the year (so 31st Dec). If you buy at the end of the year they will want you in by christmas so that will probably be a 19th december move date ish.0 -
So if we hold out until Oct next year we could negotiate a better deal? the house won't be ready until Dec this year.0

They sent 2 local estate agents round to do valuations then offered us 117000 to which we said wed get back to them (we already knew we wanted 120000 so knew what wed be asking for) so then negotiated saying we can accept it if they knock 5000 off new house (asked for more off than actually needed to get our figures correct hoping if they negotiated on that we may get 3000 we wanted) also asked for the turf and flooring. They said yes but will only give 3000 off new build. We did the negotiations as soon as their first offer came in and then signed and reserved plot.0
