Advice on getting the best house price for FTBs please!

Hi,
Me and my brother are first time buyers and have placed an offer on our first house, which has been rejected. Being FTB, we are unsure of the best way to get the best price accepted for the house we want. Any advice or tips would be greatly appreciated.
I am weary of copying the link to the property on here for obvious reasons but the details are as follows;
List price: 158k
Price offered: 150k
2 houses sold 5 and 6 doors up in 2013 for 140k and 148k respectively.
Although our mortgage agreement in principle allows us to offer more for this property, we obviously would like the property for as little as possible.
Any hints, tips or suggestions for us as FTB would be greatly appreciated.

Unless the other two houses were exactly the same ! Size, layout, garden, parking etc you have to decide if you want to up your offer.
How long do you plan to live there ?
What happens if you or your brother meet someone and want to buy a home of your own ?
Deposit, income, age, long term plans all need to be considered0 -
If this really is the house for you. Decide what you think the property is worth.
Go back and make another offer and see if they accept it.
Just because you have an mortgage agreed in principle - it does not allow you to offer up to it.
The lender will have a valuation of the property and it will lend the lowest of the valuation or the sale price (minus deposit)0 -
Seller is being silly pricing at £158k and not expecting offers at the £150k stamp duty threshold.
Repeat £150k offer to EA but say you'll add £1,500 for inventoried F&Fs, pointing out you are no chain/proceedable and if no dice, walk away0 -
Hard to say without seeing house,area etc but isn't stamp duty 125k and then 250k not 150k so not relevant here?0
