Showhome - Snag Inspections?

Hi,

We have put a reservation on a showhome. It was built this year probably about 8 months ago, and used as the only showhome for the development. The garage area has been used as the main sales office and so the garage doors have still to be put back on before the house is officially registered as we've been told.

Being the showhome just wanted to get some views on proffesional snag inspections; as I'm still undecided if this would be necessary particularly for a showhome?
Any suggestions please?

    Probably not for a showhome.

    Most issues would have been checked, double checked and then rectified before being scrutinised by every man and his children. All the rest won't appear for a couple of years (creaky floorboards, settlement cracks, dead fish in the loft etc).
  • Most rooms are wallpapered, so presume settlement cracks won't be noticed unless it was a major crack.
    In terms of creaky floor boards, funny you mention as we did notice this on the upstairs landing. All other rooms fine thou. Is creaky boards caused from general settlement? What's the usual fix for this...more screw fixings?
    I would hope this could easily be resolved as a snag thou?


    Overall the internal finishes do look fine. I'm just more concerned on areas of externals, loft space etc I'm certainly not someone that's knowledgable in construction and lack confidence in knowing what to check and if certain areas have been put together to relevant standard. Hence, the idea of a snag inspection maybe useful to review these other areas.

    I recently shelled out £500 for a professional snagging inspection and the surveyor picked up loads of issues that I would have missed. I think it was worth it, as the builder will now come to sort them out in a month's time.

    I'm still on the look out for a company for such inspections. Hoping to get some recommendations.
    Who was the inspection firm that you used?

    Show home, Rushed to get it ready

    Paper over plasterboard without skim coat.(never get it off clean)

    Electric layout different to the rest, as the garage will have had lights sockets non standard.

    Heating may have non standard layout if in the garage

    Garage will likely have a ceiling and boarded handy extra mini loft or nightmare storage.

    Check all windows open properly and have been fitted/open/catch correctly .

    depending on spec pipes may be enclosed check the stop/service valves are accessible(standard houses may not be enclosed).

    Are all the doors in place and open the way you want(not show house way).

    Check the plumbing some bits may never have been used.
    I know one show house that an upstairs toilet flood the place the first time it was used after moving in.

    Garden, have they planted close to the house check what.
