    You're either trying to rip her off, in which case shame on you, or the two of you are trying to rip off the taxpayer, in which case shame on the both of you, or at least one of you doesn't understand the implications of what you're talking about in which case god help you both when it goes tits-up.

    So your guessing about our circumstances when you actually know nothing about them.... Try playing the lottery tomorrow if you are that good of knowing things.

    Further, asking how, at the taxpayer's expense social housing for those such as your mother should be yet further reduced by your acquiring the place. There are long waiting lists of deserving people needing such places.

    What benefit does the average taxpayer get (there's a few around hereabouts..) get from your acquiring this property at our expense, pray??

    Your mum currently gets housing benefit, so the tax payer is already paying her rent. She has the benefit of a secure tenancy with all maintenance requirements taken care of by the tax payer for as long as she is willing and able to live there. You are asking how you can wangle it so you get to own the house and the tax payer pays you rent to let her live in it.


    Under what circumstances is that ok?

    You don't have to explain yourself to anyone here... But if you want help and advice from a free forum then you might need to accept that not all of the members are going to tell you what you wanted to hear.

    As many others have replied in a similar vein to me, perhaps you should consider that you're either in the wrong or leaving out an important part of the story that makes sense of what you've asked.

    As for "judging" you, while I've been very firm in putting my point across, I prefer to think you simply don't understand the implications of what you're proposing. There's nothing wrong with making an honest mistake or misunderstanding.

    If you did manage to wangle it and you lost your job how would you continue paying the mortgage to prevent your Mum being made homeless? If your Mum had to go into care are you prepared to watch the house be sold to pay for her care? If the boiler failed would you be able to afford to replace it for her to stop her freezing? Many more questions point to this being a bad idea.

    If she was a council tenant before the council's housing stock was hived off into a Housing Association she may have preserved right to buy, not right to acquire. That is for tenants who have come later who do not have preserved right to buy.

    The tenant can exercise preserved right to buy with a family member who is not a joint tenant, provided they have lived in the property for at least twelve months at the point of submitting the RTB1.

    Those who apply to exercise the RTB are the purchasers and all purchasers must be applicants for any mortgage. Most mortgage lenders have a maximum expiry age of 75.

    The owner of a property cannot apply for housing benefit or local housing allowance to pay their mortgage, so there is no way to contrive a tenancy to achieve continued housing benefit. Homeowners may be eligible for Support For Mortgage Interest, but all borrowers' incomes are taken into account.

    For the above reasons, this scheme will not work.
