    Agreed but at what cost?

You've already said "You'll never be friends" in another thread. If he's only just moved in and is already trying to do all these works, maybe when he finds he can't, he'll decide it's not the right house for him and move.

I meant cost in £, seems like i'll need to get a solicitor involved to get injunction etc and think I'll have to to deal with the party wall issue I gave a link to in my original post. Last time I had to think about having a solcitor they quoted me £250 per hour plus vat and outgoings. Cant have legal costs under my house policy so I'd have to cough up, so annoying and unfair when I haven't created the problem.

I think the party wall act means that you can not prevent his using your land for access. I am not sure if the 45 degree rule applies to single storey extensions? There is right to light but it it expensive and complicated and again is unlikely to be breached by a single story extension. Your LA should have a detailed planning policy and you will need to read all the sections, out of character with the neighbourhood is one possible grounds.

Is the 3m permitted development rule currently in force, I thought this had been relaxed to 6m for a limited length of time?
    I think....

Just to say the application for the extension was thankfully rejected and he's filled in the trenches he'd dug for foundations. he's also put a 'proper' fence back up, it's not as good quality (wonky and of cheap wood which will need maintenance) as the previous one (concrete) but probably not worth the hassle or cost trying to get like for like
