Have a spare room - how can I make money from it (without renting)?

Hi guys,

I have a spare box room in the house, it's big enough to fit a large single bed in. I do not want to rent the room out/do shared living thing, but I want to explore how I can make money from it.

What options are there? It could be like a temporary accommodation.

Any ideas would be appreciated :)

I have a friend who uses her spare room as a B&B, she is on a website where people can book, I think her room is about £30 a night and she can just allow bookings when its convenient for her.

You could rent it to a small business (home office) or off a small craft studio. They could be there during the day and wouldn't encroach on your evening and weekends.

There could be restrictive covenants preventing business use at the house. Also there would surely be a limited market as most business people would just use a room in their own house for this purpose.
If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

Are you in a large city? YOu could look at Mon-Fri type room lets, for peeps working short contract.

Other than than, let 'Mr Big' keep his drugs stash there?

But some people may not have a spare room in their house.

I would have thought there would be plenty if people in London that want to 'work from home' but don't have the space.

In terms of the covenant, it needs for the homeowner to be found out and the covenant beneficiary to take section.

You could try renting it out to small independent film companies who need a bedroom "set".
