Mortgage in sole name

Hi all, in wondered if anyone could help....
My sister and brother in law are looking to buy a house in the next few months. They have a 15 month old son. They have a good deposit and would be able to afford repayments, my brother in law has a good salary.
However, my sister is a supply teacher and does not have regular income. Would a lender class this kind of work as income for mortgage purposes and if so how long would she need to have worked?
If not, my brother in law could apply for the mortgage in his own name. However, would he have to class my sister and my nephew as dependants on his application? (as this would drastically reduce the amount they would lend him). I assumed he would, but he seems to think otherwise. Basically wondered what the best way forward is for them given the above.

Some lenders accept agency work, some don't. It will depend on the history of such employment.
They should appoint a broker to investigate their options, or roll their sleeves up and start digging/phoning lenders.I am a mortgage broker. My oh is self employed so the mortgage is in joint names but sole salary we had no probs doing it this way0
