should i get a home buyer report!!

Hi All
i am first time buyer just wondering if i should have a home buyer report done ? or is it ok just to go with the mortgage valuer report (already paid for a damp, timber report)

Depends on
* age of property
* type of property
* condition of property
* your self-confidence in assessing a property's condition yourself
* whether you have friends/family who can assess
* your attitude to risk/gambling
* whether you have a sinking fund for unexpected post-purchase costs

The extra few hundred on a HBR could save you thousands...or without it could equally lose you thousands. Is that a risk you are prepared to take? Only you know the answer to that.An opinion is just that..... An opinion0

Friends of mine didn't bother getting a HBR. Moved in and found the roof leaked. It's a few hundred pounds on the biggest purchase you'll ever make. I would always do one.
On the house we're buying, our HBR picked up that the en-suite window wouldn't open and as there's no extractor it meant there was no ventilation. The windows were only fitted three years ago so we then had the owners get the window company back to fix it. Minor thing but would have been a pain when we moved in (plus we have to pay if we want the remainder of the window warranty transferred to us).0 -
I'd say it's money well spent. It's unlikely anything dreadful will come up, but certainly there may be things worth negotiating about.0

Recently paid for one and the report and discussion with the surveyor resulted in me pulling out of the deal. Found a far better place now. Money very well spent in my case.0

Decided to get one as already found out property requires new wall ties & damp proof course! Don't want any more surprises
