Wall tie replacement

Hi

how can you tell if wall ties need replacing other than by getting a report (just to get an idea before report is done)

also whats the likely cost of wall tie replacement for a 3 bed semi in sheffield?

    Horizontal cracks in walls.
    Outer layer of bricks bowing outwards.
    More likely to show on the prevailing weather side.
    Ring around for quotes in your area.

    On of my properties had the wall ties replaced, the survey showed it needed it and in fact when you leant on the internal bathroom wall it moved a tiny bit.

    It is a terrace and we only had them replaced front and back, cost was about £500 but we also had steel ties put into the bay as there was slight evidence of it coming away.

    I am not sure it really needed doing but got it done with 25 year guarantee for if/ when it is sold.

    Get the inspection done by an independent surveyor, not a firm which gets paid for doing the replacement.

    If you use the latter, don't be surprised if you need wall ties, a damp course, timber treatment...
