Landlords finding tenants without an agent

A friend of mine uses Gumtree, she reports success with the free adverts on there. Seems good for short term tenants as generally they don't stay beyond the 1 yr fixed term, maybe it attracts a more transient audience.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. Thanks guys. If you go the agent route to find a tenant, and have them do the background checks, tenancy agreement and inventory and then leave it to you, how much do you pay for that?0

When I wanted tenants or lodgers, I used to advertise on the notice boards in the local Hospital lets say it attracted a better class of tenant who caused me zero hassle and paid up on time.0

Sure but why have the cost related to the rent at all is my point. It costs the same to type 1000 into the tenancy agreement as it does to type 500 into it.
What would you pay for example just to have someone find a tenant, do the checks on the tenant and then produce a tenancy agreement? Id imagine that could be a fixed sum unrelated to the rent. After all I notice that when an agent is involved they charge a tenant a spurious fixed sum for 'administration'.0 -
