Solicitors for house sale

We are moving house and wondered what options we have regarding which solicitors we use. Our house builder has recommended 2, but wondered if we can use someone else. If so, is there any easy way to find a good solicitor?

    If its a new build then the developers recommended can be best as they are already familiar with the estate.

    Otherwise see if anyone you know can recommend a firm to you and get several quotes - go with who you find friendly and an average price.

    Six months inbetween?

    So, you are selling, moving out and buying later?

    If so, you could use different firms, if you choose. If you are selling and buying and there will be a gap between exchange and completion of both sale and purchase of six months, you'd be better using the same firm for both.

    If the latter, be careful as many lenders' mortgage offers only last six months and you could find you have to re-apply for the mortgage and pay the fees again because the offer expires before the completion date.

    Nationwide, as an example, only allows a two week extention at the end of the offer period.

    If buying a newbuild on Help To Buy - Equity Loan, the ATP only allows six months from issue before you have to complete too...

  • We would want to use the same firm, and I am aware of the 6 month rule with regard to mortgages, so hopefully, won't be caught out there. I have spoken to 3 local solicitors who all came within £10 of each other, so not sure competition is working in our area. Anyone any ideas of who we could use that isn't local?

    Majority of costs are fixed disbursements , search fees and stamp duty. So the actual fee element is a relatively low amount.

    Do NOT follow this advice!

    Any firm recommended by the developers may (I say may) have a relationship with them. Even if it is just a desire to continue to be recommended by them in the future! (rather than actually an introductory commission payment).

    That could make them less likely to act in your best interests and challenge the Developers about aspects of the contract.

    Choose a solicitor who is totally unrelated, and independant, and will act wholly in your best interests.

    Shop around.
