Asking price seems high - am I being unrealistic?

What is a fair offer for this property? http://www.rightmove.co.uk/property-...-41196841.html.
It last sold in December 2005 for £158K. I think the vendor wants 155K. I am tempted to offer 150K, but I think it is still too high. Am I being unrealistic?
The house next door (148) sold for 140K earlier this year: http://www.zoopla.co.uk/property-history/148-carlton-boulevard/lincoln/ln2-4wj/27361484. I cannot see much of a difference between the two. If anyone could spot a difference to warrant the extra 10K spend then please let me know (I realise house prices have risen slightly since 148 was sold, but not anywhere near 10K according to the Righmove for LN2 (postcode).

It sounds daft, yes, but - that really is the only sensible answer.
Yes, next door sold for £140k against asking of £145k after 5 months on the market. Given a couple of months, typically, for legals, that's fairly quick, so it's entirely possible that they deliberately went for a quick sale, whereas this vendor's not as bothered about that.
Only one way to know. Get as much info from the EA and vendor as possible, then put in an offer that you think's fair, and see if the vendor agrees. If not, walk away. It's not as if it's a particularly unique house.0
