House 9 years old but no new build guarantee

Hi everyone,

After having 2 purchases fall through, we were finally on the brink of exchange (it was supposed to happen today, just in time for Christmas!), but we have hit a problem. Despite our solicitor telling us that the absence of a new build warranty isn't a problem for lenders '9 times out of 10', for Nationwide it apparently is.

I've since spoken to our mortgage broker, who was surprised the solicitor had been confident that it wouldn't be an issue- from his point of view this was inevitable. He says that he was told by the EA that there would be some kind of insurance taken out to cover the remainder of the ten years, which would satisfy the lender.

Has anyone else had experience of a similar problem? Is our solicitor as useless as all that? And can anyone tell me anything more about the insurance the sellers would need to take out?
