hi,
we've found a house and although it needs work - we feel it would be a good investment
guide price is 125-145
so should we offer below the 125? if so what would you suggest, subject to survey?

It looks like a lovely house in a great area where prices are rising.
I would offer 150k0 -
How long has it been on the market? Have there been any price drops? What do similar nearby properties go for?
A lot of people won't want to go over the £125k SD threshold so it's a bit of a stoopid price bracket they've given.

Offer whatever you feel it is worth. A guide price is meaningless anchoring anyway.0
