WooHoo - I Complete on Monday

Hi All,

I am a FTB and Complete on Monday, as I am going through the process for the first time, I would be grateful if you lovely people could provide me with the following:

- What is the process for completion, do I just pick up my keys from the EA ?
- Any tips on things what should be done immediatley or first few days of completion ?

Congratulations on your 1st purchase & may you be happy there. Yes it's normal to collect the keys from the ea once the solicitor has rung you to confirm that completion has happened & money is in the bank. In most cases this tends to happen in the afternoon, say between 12-2oc.

Once you've got keys make sure you've notified everybody you need to that you're now in residence, gas, elec, phone, water companies for example.
The bigger the bargain, the better I feel.

I should mention that there's only one of me, don't confuse me with others of the same name.

I am buying a 1 bedroom purpose built flat, 7 years old. Lease has 125 years to run on it. I was offered the freehold at time of sale for £1200, so bought that too.

    What about you guys ?

Buying the leasehold was a result i reckon. Are you all set for your move? I just can't believe howmuch stuff we have in a 2 bed flat, mind you if we didnt have the massive loft we would have been screwed!

We are buying a 3 bed semi with garage in walking distance of the town and train station. I guess its not a typical FTB property but we are 30

It's said it takes about 6-8 weeks but can be a lot faster (a friend of mine in a similar position to you completed in 28 days). There are a lot of variables such as how long it takes to get the searches back (should be about 10 working days), how fast your mortgage company acts, how fast your solicitors act, are there any problems with the survey etc which can slow things down. Loads of potential hurdles which slow you down to cross.

It can help and speed things up if keep in contact with all parties especially the solicitors. It tends to keep you file at the top of the pile. Don't think that your badgering them though, remember you are paying for them to act for you.

    Good luck on your purchase.

We are just waiting for a date for completion now, we have bought a three bedroomed new build. It's been a long drawn out process for us, with one thing after the other, mostly due to the mortgage lender messing about but hopefully it won't be long now. It's so exciting :j

I am 25 and have got my first place, is that pretty young or the average age ?

I am not set for moving in till about September as am in the middle of Law School Finals at the moment, so am going to live with parents and furnish the place incrementally over the next few months.

Oh and a tip to all FTB, if you are doing what I am doing and not moving in immediatley, you can exempt yourself from paying council tax for up to 6 months provided you leave the property unfurnished.
