    Something like this happened when we bought a property that was tenanted a few years back. It was actually complicated by the fact that the house had been divided into four flats so there were four tenants, only two of which moved out voluntarily. We were buying the whole house - with vacant possession as we intended to live there - so needed all tenants gone. Two were taken to court and one of these put up a fight, refusing to leave unless he was paid a *sweetener*. He then left without recourse to the bailiffs. The whole process - iirc as it was about 15 years ago - took around five months. We completed on our sale in early July, having agreed a private purchase of the tenanted property in the May when we exchanged on our house, and completed on the purchase mid-September.

  • Yes, it is not going to be quickly resolved. But buying a different property wouldn't be any quicker, I suppose. I am keeping an eye out for other potentials but nothing as good as this one has come up.

    Luckily I have friends and family to stay with although it is irritating having most of my belongings in storage.

    unfortunately a cash sweetener was suggested but will not work as the tenant needs the eviction notice in order to go to the council housing office and get accommodation. That is worth more than a bit of cash.

    The tenants have gone! Bailiffs went in this week, they went straight off to a property provided by the council.

    Have inspected the property and it is much cleaner than I thought it would be, although the bathroom is pretty manky.

    Hoping to exchange in the next couple of days and complete at the end of next week. Fingers crossed!! (yn)
