conveyance/Solocitor indemnity insurance


I am in the process of instructing my solicitor for a purchase & sale of property. I am bit confused on indemnity insurance side.

Should I insist on getting indemnity insurance cover for the for the amount of purchase property value from my solicitor?. This I thought to cover if he did any mistake during the process I could use this insurance cover to up to the cost of property in the future?

Or it’s up to solicitor to suggest taking indemnity insurance to cover with any specific clause or lack of clarity in the deed?

Or by default solicitor will provide cover for all searches up to value of my property to cover contamination etc..?

Very confusing…Please clarify. Thanks

    Your solicitor will have professional indemnity insurance to cover negligence claims.

    If there is a defect with the title then your solicitor will ask the seller to resolve this or, if appropriate, to pay for a title indemnity policy to insure you against costs should this defect causing a problem in future.

    Conveyancing searches have their own insurance to cover if they didn't show something up that they should have. If the searches reveal something concerning then, again, as above, your solicitor will ask your seller to rectify the problem or might look at title insurance.
