House went on sale on October 4th. Exchanged on Monday, completion Friday. Done!
The whole process was efficient, smooth and completely painless. EA was spot on with their advice and they kept me informed every step of the way.
The conveyancing solicitor was fast and efficient .... I dropped all the signed papers off at their office at 3pm last Wednesday - by the time I'd got home at 4.30 pm, they'd already sent me an email giving me the exchange date.
It could have been completed faster, but it took the vendors three weeks to get a survey done because of the so-called "housing boom" in South London.
But on the whole, it was brilliant. :j

We accepted an offer on our house 3 days after the board went up in mid October. All along we have made it clear that 20th December is our target date.
The guy we are purchasing from is desperate to be in Peru for Christmas (and accepted a low offer from us as it seemed like it would enable him to leave in Uk with his house sold).
Our buyer has split from a partner so are both very keen to move into new houses, and their buyer sold their house weeks ago and has been sleeping on their sons floor since then.
On Friday, at 16:50 we heard that our buyers buyers solicitor had retired, taking everyone in the town by surprise. it turns out the firm that picked up his file were the same ones representing our buyer and who had just bought out our solicitors.
Unfortunately, the mortgage paperwork needed to be reissued to the new solicitor so straight away we were told 20/12 is not going to happen as the draw down takes at least 5 days.
OUR agent spent yesterday ensuring the paperwork was picked up from the bank,delivered to the client and placed on the solicitors desk at 09:30 this morning.
After that effort our hopes were raised that we were back on track (our mortgage lender advised draw down can be next day if you really want it to be).
We received a phone call at 16:50 (again) today from our solicitor to advise she was recommending we aim for completion 02 Jan. We said NO.
The reason was given that the solicitors had sat down between them and decided that it might cause hassle over Christmas for our buyer and her ex if the funds didn't arrive in time, and they didn't want to cause stress.
I made it clear that our seller pulling out because he hadn't sold before leaving the country might cause a bit more stress than the funds possibly arriving a day late (but having an equal chance of arriving in time)
Does anyone know what actual actions the solicitor has to take between receiving a signed mortgage deed and the money arriving- what process does he have to go through?0 -

We accepted offer 20th September after being on the market 4 days but are still waiting to exchange have given our buyers an ultimatum to exchange 20th otherwise we are back on the market come 2nd January.0 -

The Conveyancers were Woodford Stauffer Solicitors in Farnborough.
Estate Agents were Greenfields - local to Kingston area of Surrey.0
