After being lied to by the estate agents, the vendor, the vendors solicitor and our solicitor, after dragging this no chain, vacant occupancy, no serious issue sale for months, after being served a section 21 by our landlord, nagging everyone involved, resigning ourselves to walk away and sitting in at the solicitors on more than one occasion we have finally exchanged.
Things we've learned.
1. Never ever touch our vendors estate agents again as a buyer (or seller after this). Thank you to everyone who told me to tell them to stick it when they refused to pass on our offer without seeing their mortgage advisor. We've now started getting spammy do-you-need-broadband texts from them. Yuk.
2. Estate agents solicitors not much better - our vendor used them, sloooooooooooooow
3. First Direct were amazing, within one week of making the offer on the house they did the survey and finalised their offer for the mortgage - they've been brilliant every step of the way, couldn't be happier with them.
4. NAG, nag nag nag nag nag nag nag, otherwise !!!!!! all gets done.
Get the keys tomorrow. Thank you forum for all your help. Clueless first time buyers would have been messed around more than we were if it weren't for the info and advice on here.

Congrats...I know how frustrating it is when all you want to do is pick up the keys to your new house

House buying and selling throws up all sorts of curved balls. Easy to get overly stressed during the saga. We all vow never to do it again. More often or not we do though.0

Agreed. When I bought my house 18 months ago, I swore blind I would never move again...now we're looking at selling up and hopefully this time buying our 'forever home'.0 -
