Letting Without Agent

Hi everyone, I have a property that I have been renting out through a Letting Agency for a number of years. it is about to become void and I am considering letting it unfurnished to a long standing friend of my son. I am going to reduce the rent and recoup the money by letting it directly without using the agent.
A few questions:
Where can I find an "off the shelf" tenancy agreement template?
Where can I find an "off the shelf" inventory form?
If I let it without a deposit (yes I know the risks) I assume I do not have to register anything with a deposit protection scheme.
The gas certificate is currently up to date, does this have to be re-done for a new tenant?
Thanks in advance, makes a change to ask for advice instead of trying to offer it
(oh, and I am hoping G_M posts a link to his "advice on letting" post).

Wh smiths has some packs ( not that I'm recommending this, as I've not read them personally ), for tenancy agreements and inventory.
Correct u don't have to protect anything.
No need for new gsc until it expires0 -
Letting to friends & family, or indeed family friends can unfortunately end up being the most problematic if the sort of posts we see here are anything to go by. I'd reconsider not getting a deposit due to that alone.
I'd also recommend joining a landlords association as they'll have the resources for you to look up on the additional responsibilities you'll have without an LA running around for you. I believe you should be able to buy tenancy agreements from them. Someone else will be able to assist better than me in this area as I'm not a LL.*Assuming you're in England or Wales.0 -
There are lots of places to download checklists ,many available on private landlord directory.
However as said above renting to friends family can be problematic ,still do the ref checks and check out the other big information resource ,their Facebook pages and a quick google search is useful0
