Buying new build - cost of "extras"

We're at the very early stages of looking for a new build house in Scotland.

To help us budget - what are the "extra" costs typically associated with buying a new house?

For example, are white goods/carpets/tiles/wardrobes/etc usually included as standard?

Any fees other than stamp duty that we might not have thought about?

If we decide (for example) to get flooring done with an independent company to save some money - do we pay cash for that or is it included in the mortgage as part of the house cost? And if we get everything included from the builder, is it all included in the mortgage then?

    Hi,

    It depends very much on who the developer is what is included. As standard we got the oven, hob and extractor, fitted kitchen and bathroom (obviously!), a fully tiled shower in the ensuite and a row of tiles around the bath and the back garden turfed and that was it. We did persuade them to thrown in carpets and appliances though!

    In terms of the cost we spent about £1500 on extras but on Barratt's website they quote the average as being around 3k Unfortunately this is something you have to pay cash for, you can't add it to your mortgage.

    In terms of fees you'd be looking at stamp duty, conveyancing and possibly ground rent as most new homes are leasehold.
