  • You will have to work with what you have. Are there empty houses waiting for people to buy them? If not then your edge is that your house is ready built, hopefully snagged to perfection, and ready to go. Tart it up so it looks better than the show house!
  • Im learning very quickly not to trust salesmen! Im worried that not having the 'edge' in the open market will mean that I'm going to lose my deposit money.....




    Never trust anyone who has anything to do with selling houses especially new build developers


    As other people have mentioned developers will change there plans on a monthly basis so they've probably decided there's more demand for your house type and have decided to build more.

    I suspect that the Transfer deed you signed also contained a provision whereby the developer was free to develop his remaining land as they see fit, giving them a let out for any changes!

    I think you need to widen your view a little. Your house is not _only_ selling in competition to those couple of new houses of the exact same design on the exact same estate.
    and if my property is no longer unique, I no longer have a strong selling point so its very important for me that it is the only detached house of this type built.

    Please don't take this the wrong way... But it's an identikit Barratt newbuild on an identikit development. It's not unique - by a LONG chalk... Sure, there might not have originally been any others to the same plan on the same estate, but I very much doubt any potential buyer would be restricting themselves to ONLY houses of that exact design. You're selling "in competition" to every other house of the rough same size and price in the wider area, mebbe 10-15 miles around, if not further. Go have a look at Rightmove to see how wide a net that is.

    'course, there's always the upside... If somebody really does decide they want a house of that style on that estate, they may decide that it's better to go for yours and avoid the early-doors snagging, together with the potential for delays and plot changes and all the other hassles of buying off-plan.

    I live on a new build development that was commenced in 2007; there are only ever going to be 117 homes including the apartments on here but the developer had a huge break with the recession.

    I can tell you now there are two properties for sale, a 3 and 4 bed respectively that were built in the early stages. We've been here just over a year and they were on sale when we first arrived. The four bed is a townhouse and for very little more than she is asking you can buy a detached 4 bed to your spec brand new. Ditto the 3 bed, there are multiple other new options on the site.

    Put yourself in the position of the buyer, okay your design was unique and even if they didn't build the same home again, are there other configurations of same size that are new on the development?

    We're in a 3 bed detached, next door is also a 3 bed detached but a different configuration - we have a larger plot and a floating staircase and paid 25k more for the privilege; next door to them is another 3 bed end terrace again a different configuration but that is cheaper still. There is a further type of 3 bed semi on the estate too and 3 bed townhouses. All 3 homes are pretty much the same size rooms but with massive differences in layout, plot size and views.

    My point is that there is possibly still hope! Look at it again and work out why your home and plot is better than the new build a few doors away. For us it would be the views from our home and garden, the properties built nearer the hill don't have them.

    If it were me, I would seriously look at renting because you're goin to take a massive hit otherwise. X

    It may well have been correct info when you bought, in that it was the only one going to be built like that.

    But being honest would you actually have not bought it just because a couple of others would be built.

    You haven't been mis-sold. Its just one of those things. Some buyers may prefer to buy yours are it will cost less than the new ones and you have already dealt with the snags.
  • Your problem is being a nearly new build, not whether subsequent houses are like yours.

    Mis-selling, it's the latest buzz word. Everyone thinks they've been 'mis-sold' something these days.

    Your main problem is selling after such a short time, not from being 'mis-sold'.

    I think you should focus your efforts on making your house more appealing to those other new builds. For some they will prefer yours over brand new because of the effort you have to make installing curtain poles and getting the garden sorted, etc.

    Why on earth do you think Barratt's would want to buy a house back? You'd have as much joy with that as you would selling pasties to Greggs.
