    I have a tenant who I work with .Yesterday at 9am he told me the toilet wasnt flushing and he wanted it fixed right away as he had three children.Well the earliest I could phone someone to look at it was 10 am (break time )and he still wasnt happy.Some people have no patience .
    Try renting from the council ,see how long it takes them.

    There's a difference between staying in a hotel and having entered into a tenancy agreement. It's called tenant-like behaviour.

    Indeed there is, Tenants should not behave in such a way to cause damage to the property.

    It doesn't appear to be the case here. The items needed repair due to malfunction, not inappropriate use/damage.

    Running a rental is a business, not just some cash on the side where you can be lax with the rules, the tenant is a customer.
    I disagree that a LA/LL can be excused from non professional conduct just because its a small business. I'm not saying that's what's happened here as the response time seemed reasonable, but obviously there are some bad LL's out there, just as there are bad tenants.
    Hopefully this forum goes some way to educate both parties.
