Asking price seems high

I viewed this property recently: http://www.rightmove.co.uk/property-for-sale/property-41999686.html.

I am struggling with the asking price of 155K. Zoopla tells me that this property last sold for 145K on 19/02/2009.

I have looked at the following webpage showing average prices over time by postcode: http://www.rightmove.co.uk/house-prices-in-my-area/marketTrendsTotalPropertiesSoldAndAveragePrice.html?searchLocation=ln2&sellersPriceGuide=Start+Search. This suggests that prices in this post code area have fallen since the vendor bought. Am I being unrealistic here as I am thinking about offering 140K, but think that may offend?

    Zoopla takes the price it sold at and applies changes up/down locally and guesstimates current value. For this house it indicates £159,046

    Having said that, no system is correct/right or perfect... a house is worth what he's prepared to sell it for and what you're prepared to pay for it.

    Offer what you think it is worth!!

    That is it's true value not some notional figure in the sellers mind or a non de script website.

    The vendors will either sell to you or continue to wait for someone who thinks it is worth more.

    I'd be a lot more worried about blowing £15k because a house is over-priced than I would be about offending someone I could just walk away from if they decided to put on an offended act about my value of their property.

  • first offer would be £137k and then go upto £140k

    Based on previous sale prices, unless local market has really picked up, I wouldnt want to pay more than £147k
