Fully furnished flat- TV issue

I moved into a fully furnished flat 3 months ago, when I viewed the flat it was a right state so could not really tell what came with the flat furnishing wise. The furnishings are spot on and good quality but unfortunately there is an awful lot of rubbish (like pillows, throws, and other bizarre things that obviously the landlord left when he moved out years ago). As this was on the inventory I have had to use a whole cupboard in the bedroom just to store it all (not much of a problem as I have enough storage)

The main issue is that the flat came with a 32" CRT TV (the old school huge tv!!) and where it was it took up an awful lot of room in the bedroom and made using the blinds difficult.

I asked the letting agent to speak to the landlord on the first day if he could store it somewhere else but got no reply. After asking another few times I gave up and put in an external cupboard which is not blocking anything. Today I have had a voicemail asking to move it.

Now:

How far can I push this? Do I have the right to request that he moves it to another suitable place ( I even offered to drop it off somewhere) or do I have to lump it and let it take up a sizeable part of my flat?

Much help would be appreciated!

    I am presuming the TV is on the inventory.


    Since you have already contacted the letting agent and they haven't replied then I suggest you write directly to the landlord.


    On your tenancy agreement there should be the name and address of the landlord.


    Other than that there is not much you can do - just find a place to store it. (bottom of a wardrobe or is it too big?)

    What do you mean by an external cupboard? Are you in a flat and this cupboard is outside the flat front door? Someone has probably complained to the landlord if this is the case.

  • The tv is currently at the end of the electricity cupboard, it is not blocking anything! It is very secure as it is in the building and witht the size no one is nicking it!

    If it's really an outdoors cupboard (i.e. as opposed to inside the heated flat), the temperature fluctuations will be significant and condensation / frost is likely to damage the TV so the LL would be understandably concerned at that.

    The TV was working at the start and therefore you're under an obligation to return it in the same condition, fair wear and tear excepted. Storing it in conditions where it's likely to be damaged wouldn't count as fair wear and tear.

    The TV was there when you agreed to take on the property and therefore I think you do have to 'lump it' (to use your wording from the original post) by keeping it inside the flat if the LL won't store it elsewhere.

    You are breaking the terms in the building lease. You didn't sign this lease but your landlord did and your landlord has to ensure it is followed. They are doing that by getting you to move it. It is considered dangerous and a hazard to store anything in the electrical cupboard in a block of flats, I had to stop a tenant of mine keeping her folded push chair in there. Even if it's not dangerous it's probably still against the building lease terms and the landlord won't budge on this as he's being forced to act by the freeholder.

    Move it now then either get a friend or family member to store it in their bigger place, keep it in the flat or try again to get the landlord to remove it.

    personally, if you're getting no response from the LL, id bin it. if he kicks up a stink at the end of the tenancy, you can get them on gumtree for £20 or even free.

    You are renting a flat in a building.

    You are not renting the building.

    You cannot store things outside the flat (eg the cupboard), since you are not renting those areas.
