New build extras

Quick question, when adding extras to a new build eg carpets, upgraded appliances, switches etc is the money paid seperately or is it added to cost of house? Thanks

I paid separately. I don't know if that is the norm though.0

It probably used to be the case that you could add it to the mortgage but things have changed now and I doubt the mortgage companies would like that nowadays.
I bought from Taylor Wimpey last year and had to paid 50% for extras upfront when I ordered them prior to exchange with the other 50% paid on completion. If I'd ordered the extras after exchange then I could have paid 100% on completion. Note: if you order extras before exchange and then the purchase falls through then you would lose the money already paid.0 -

From my recent experiences:
Barratt's: if value of upgrades is under 250 pounds, pay on the spot, otherwise I could put down a deposit (25% with a minimum of 250 pounds) and pay the rest on the first day of the month of proposed completion.
Keepmoat: much more relaxed. Pay whenever I want, if not done before completion, they will add the costs of the extra's to the completion balance.
All depends on the developer.0 -
