    The other house had two family bathrooms, one upstairs and the other on the ground floor. The OP's has a family bathroom downstairs but only an en-suite upstairs. In a four bedroomed house this would be most unsatisfactory and should carry a much lower price-tag.


    Not quite, mine has an upstairs bathroom and an upstairs ensuite.. bu the ensuite is 'lower spec' as it is only has a toilet, baisen and shower. .no bath)..

    In gernal my lower spec comment was based on some flooring needing to be replaced.. but i think its so personal.. colour style - it looks OK .. but its not 'new' IYSWIM (we have a new kitchen - and bathroom.. both neutral).

    I think 450 is a reaslistic price. the estate agent was suggesting 'pricing at that point' as its a 'divider' . on right move.. and 460 isn't .. i thought 460 as i think most people will offer less.. but then thats what i did last time and nobody offered (I wasn't on the market long about 12 weeks)

    Something on my road was priced at 325 and sold for more - so I know that does happen round here (i'm in Croydon).

    ETA I did ask 'what a realistic price ' was this time - as in 'what will we get' .. thats where the range comes from - one agent was adamant we'd get 500.. i dont think we will - we are a semi - the houses round here that are semi's dont get that..)
