    I guess that the EAs assume we haven't sold before (in my case anyway, as I have a 1 bed flat) and that we are rather naive. But in my case I have sold before and I don't think he banked on me knowing the score with the photos etc.

    Also, roughly 3 days after he came round he phoned me and said he had a lady who was desperate to look at my flat! I think he thought I'd then instruct him on the strength of his phone call. I'd already instructed another agent who is about 30 yards away from other agents. I'm sure if the lady (if she existed) was that "desperate" she would have registered at all the agents in the area!! How stupid did he think I was??

    Good luck and go with an agent you feel comfortable with. I hope you're as lucky as me, I got an offer within 4 days of being on market.

    The one thing you need to do is put yourself in the prospective purchesors shoes. If you don't like the agent and find him agressive, pushy and rude, then any prospective buyers are likely to feel the same and you may lose offers over it. When I sold my flat, the agent that gave me this highest valuation was a complete t*sser. I figured if I couldn't spend more than 5 minutes with his twaddle, then any viewers would probably feel the same and would be running out of my flat to get away from him. I just didn't think that his 'sales pitch' would get me the inflated price he was proposing. In the end I chose an agent that was fantastic at making me feel at ease as I reasoned he'd do the same for others and would get me a quicker sale. It worked.

    Turns out I may well have a private buyer - an acquaintance who is going into the Buy to Let business. So we may be able to do without these EAs, anyway! But I am still gonna need another few valuations to get a proper idea of the property's value...

    argh!

    He just phoned (today's Tuesday). I told him that I needed a few other valuations. He said that he didnt understand why, as he had told me he had just sold two others similar to mine and that mine was the correct price! I was as assertive as I could be with him, and re-iterated that I have been advised by friends and family that I need 3 valuations and to choose my agent from the valuations. Horrible! When will these people get it?!! (that to get my business, they need to be nice!!!!) :)
