Fully managed office licence agreement

Hi
OK I went out and had a look at a fully managed office. They emailed me back and said the following for one workstation:
I asked what type of agreement it was and they said "licence agreement" for 12 months.
I asked for copy of agreement to show solicitor. I'm still waiting for it. What type of solicitor deals with this type of thing?
What should I look out for? Pitfalls? Traps?

- Monthly fee £150
- Phone & broadband fee (I must take this out) £60
- Post fee (I must take this out) £20
- Plus VAT
- We get FREE parking for staff & visitors
- TOTAL = £276 pcm (inc VAT)
I asked what type of agreement it was and they said "licence agreement" for 12 months.

What should I look out for? Pitfalls? Traps?

Good/bad will depend on where it is, London zone 1 or rural Humberside. Personally I think the phone/internet deal sucks badly, but that's where they're making the bulk of their money. Either way keep looking, either you find it's the cheapest and best option for you for your area, or you find a better offer elsewhere which you either accept or use as a bargaining chip.0

There are plenty of public/private even university sector facilities offering either hot desking, or full office facilities to businesses. Licences are often offered to make it easier for the tenant, they're not tied to a long term lease/rent agreement and it means they can easily move up to other spaces as they need it, or don't have a millstone round their neck if things don't go quite so well. Be sure the facility meets your needs. No point being city centre if clients take hours to get to you and park, and at the other end, no need to have an office with a nice view on a leafy park in an incubator if you are rarely in the office.0
