Mortgage error with IFA

Hi all,

Boring story cut short, I asked for home buyers, and someone forgot to book the home buyer survey which means I got the basic.
All parties is passing the blame, and not taking responsibility, which means I be out of pocket by the difference as the bank offers free valuation or if you want a home buyers then I will only need to pay for the difference.

two parties is the IFA and the estate agent.

Do I speak to the Bank that is offered the mortgage or my IFA as he should have made sure the application is correctly? - im thinking of going to the FO as they are regulated by the FSA

any advice would be great

    Asked or applied for. The fee would have have been payable at time of the mortgage application.

    Forms are signed for as home buyers, so it would have been applied.

    Didn't ask for any payment at the point. been told the system cannot cope with a home buyer request and the estate agent will contact you for payment when they arrive to survey the building, hence the 2 parties.

    Sods law, its a lender i have never used.

    Im not sure what their process is but im sure one of the other brokers will be able to tell you what it is - that should hopefully help to determine whether its the brokers fault/surveyors fault/your fault - im not saying it is your fault, im just keeping an open mind/playing devils advocate.

    Currently going through the Santander hoops but direct. They told me that they will take the straight valuation fee (not included on my deal), and that once the application is passed to the mortgage centre I need to be in touch with eSurv to make sure they do a Homebuyers and pay them the top-up...

    Whilst it is sloppy, it is not necessarily a sinister mistake and talk of the Ombudsman is unnecessary.

    Call up Esurv (google number) and ask the additional cost with the basic survey free.

    Then Google RICS home buyer survey and your area, call the company and get a price.

    You may be thanking the people involved for their error, you will get your Santander mortgage offer quicker (as the Home Buyers take longer to book in) and I would imagine it will be more cost effective.

    You have more to worry about in the process, so seriously look forward...

    As I commented on HBR&S the other day, we are advising our clients to have their homebuyer's done by a surveyor of their choice, rather than a corporate as we believe it shortens the mortgage process and you get a better quality service, for very little extra cost.

    Whilst Abbey offer a free basic valuation, they do not reduce the cost of a homebuyers, so normally you are best getting the "free" valuation done then instructing your own homebuyers independently, this will usually be cheaper, and will be a second pair of eyes inspecting the property.

  • Decided not to bother as it is too much hassle. Just not sure what the benefit of going through a IFA if they can't tell me the correct procedure.

    I guess if I can afford a house, I can afford a the cost associated with them.

    Thanks for all your advice, the cost feels a little easier to swallow.
