    Hev - for a muppet, you seem to be very level headed.

    It's rather refreshing hearing from someone with a realistic attitude to this whole business of house prices rather than the usual stupidity and greed inspired comments often evident on this forum.

    Get the house valued and take it from there.

    I don't often recommend Auctions as the best path, but in your particular situation, I would strongly recommend that you give serious consideration to selling via Auction for the following reasons :-

    1 ... Open competition leading to bidders paying their highest possible price (Silly-Bidder's Fever = YAY !!!)

    2 ... Buyer beware - no suspensive conditions or comeback

    3 ... Deal done (Exchange of Contract) on the hammer's fall

    4 ... The vendor is able to "stand aside" by having control of the Auction through the Special Conditions of Sale

    5 ... High profile effective marketing within a short time span

    6 ... Creates more interest in "tired" properties.

    7 ... Pre & post Auction sales based on the Articles of Auction

    8 ... Possibility of "Auction Bargain Fever" Bidding war by moronic amateurs who've watched too many DIY-TV Orgasmatrons.

    Get someone who the dodgy LL does not know and bid up the price at the auction, that way you get good price and LL will pay over the odds

    For anyone querying price, next door went for between £45 & £50k in 2004. That house has three beds, living room, bathroom & kitchen, mid back to back terrace, had a broken window in main bed and living room for 18 months and I dread to think what the state of the decor was! The vendor was desperate and I think near to repossession.

    Ours is four bed end terrace, newish bath, new windows, living room, sizeable study, large kitchen, sep dining room. We haven't done a lot of decorating, but will be doing so over the next few weeks - Ann Maurice neutral :)

    For the sake of interest I will update in general terms in case landlord from hell is looking. (TBH the people on here sound far too nice to be him!).

    Thank you for all your suggestions - really appreciated.
