Hello All,

I viewed a room to rent in a house yesterday, it was aimed at single professionals and was located in a good location within a thriving city. I was told on the phone that the bedroom was small but comfortable, however on viewing the measurements were 8' 2" x 8' 1" (2.50m x 2.47m).

Woud anyone even rent out such a room, it was a year's lease too although the rent was reasonable. I told the Agent they may find it tricky renting out such a small room but I would be interested in your views.

    Yes. Someone will rent it if the rent is right.

    Is this an HMO?

    Yes it's a live in Landlord - 2 bed room appartment.

    So it's not a HMO, and it's not a lease as you would be a lodger not a tenant.
    Don't listen to me, I'm no expert!
  • If it's a live-in landlord the occupant would be a lodger. Lodgers have few rights, so signing an agreement for a year to share accommodation with a complete stranger is a nonsense.

    However, if the property is desirable, the location good and the rent reflects the size of the room someone will rent it.

    I personally would never consider such a small room, but if the rent is low enough then it will suit somebody because of it's location.

    There are always people who just basically want somewhere to sleep & won't be spending much of their free time actually in the room, so the size of it won't be an issue with them.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    What's the rest of the shared space like? Will you be able to use that freely?

    Is there room for a cupboard & chest of drawers in the bedroom? TV?

    With a room that small, you need to be able to relax elsewhere and that's often down to the LL's attitude towards sharing with someone else, as well as the physical space in the property.
  • are you going to spend a lot of time there, or is it just somewhere to sleep and keep clothes
