New to renting - month in advance?

I have moved and am going to rent my current house.
I am confused as to what month in advance exactly means.

If a person moves in on the 15th december, do they pay 2 months rent, plus the deposit? i.e. they have paid the first month, and then the second month one month in advance?

or do they pay one months rent and the deposit?

Also, when is a month up if the person moves in during the month? is the rental month 15th to the 15th of the next month?

    Oh dear. To answer ur question it's usually 1 month + deposit, and in ur example 15 - 14 would be more accurate. The start date is set out in the tenancy agreement.

    Do u have consent to let? Do u know the laws about deposits, gas supply and fire resistant furniture?

    Up to the landlord! But usually:

    * rent paid monthly in advance ie on day tenancy starts (15th) they pay a months rent to cover 15th to the next 14th. Then on the 15th of 2nd month they pay again

    * deposit is also taken usually before tenant moves in and held till the end of the tenancy. Deposit can be any amount you choose. A months rent is common, sometimes more,or less, but beware charging a deposit = more than 2 months rent as this gives the tenant extra rights.

    Make sure you understand the law on deposits.

    We were in your position a couple of months ago but have since done a lot of research, read a lot of posts here, including the brilliant link above, and joined the National Landlords Association and now feel confident that we are doing everything right - legally and morally.

    The next test/project will be the tax implications of being a landlord.
