6 in the chain :(

Just been told that there are 6 in the chain for the house we are buying, we are FTB's so at the bottom, i doubt we will even be moven in by xmas :(

Comments

  • We are FTBers too (well not technically as husband had a house 7 years ago) and we made it clear to the EA's that really we wanted no chain or minimal hassle. We are in a chain of 3 with the top one emigrating at the end of June and we have exchanged a couple of weeks ago and are moving tuesday! Why not have a look round for other houses so you dont have to wait for ages, i am sure you will find something eually nice or even better

Already paid for mortage and solicitors, so will be losing £500 if we pull out at this stage.

If the others are motivated it might not take that long. But the size of chain was always our first question, and we decided not to bid on a house where contrary to what was said on Rightmove, the sellers were putting together a chain.

  • Have you had any searches done as you can transfer your mortgage and solictors i think to another property - its just an option! If not, you are in a strong position to push as without you the chain could collapse

just completed today on a property 6 in chain, whole sale was 2 months (eight weeks) not bad for this length but we have done sales before in 4 weeks, just depends on how well the solicitors perform.

well ti has been about 2-3 weeks now and the people we are buying off have not even got the draft contract yet. Going to be ringing the EA tomorrow to see why it is taking so long, does it normally take this amount of time?

Got the draft contract through, had a call from the EA who said top of the chain would like a completion date of 26th of July. This date is ok as long as our solicitors can get it all done in 3 weeks, we have the mortage and searches done already. :)

    Don't count on it :o

It doesn't matter what people want. It's the sheer number of mortgage companies, search agencies, solicitors, freeholders, managing agents, blah, blah involved in such a long chain.

As the FTbs in the chain, I would expect you to be ready first, but don't expect the same from the rest of the chain.

I wouldn't hold your hopes up. If it happens of course it will be great, but don't set yourself up for disappointment by making too rigid plans. The only way to deal with it is to forget about it and just have a check-in with EA and Sol each week or so. Easier to say than do, of course.
